Renovating on the Costa Blanca: roof, electrics and insulation

Renovated finca in Benitatxell

2 min readDaan Groen, Altea

The Costa Blanca has long been a favourite with anyone dreaming of a second home or a permanent move to the sun. Many of the properties here have plenty of character, but they also need work. If you buy an old finca, a village house or a bungalow, a thorough overhaul of the roof, the electrics and the insulation is essential if you want to live there comfortably and safely.

Roof renovation: protection from sun and rain

The roof is one of the most important parts of any house in Spain. The fierce sun, but also sudden heavy downpours, wear roofs out quickly. Many older houses have traditional clay tiles that slip or become porous over time.

So when you renovate, do not just replace the damaged tiles: look at the waterproofing as well, and consider extra insulation under the roof. That prevents leaks and makes for a more pleasant indoor climate.

Electrics: safety and modern comfort

The electrical installation in older Spanish houses often does not meet current standards. Outdated wiring, too few sockets and a lack of earthing can all pose risks.

During a renovation, have the entire installation checked and renewed where necessary. Think about modern features too, such as air conditioning, solar panels or home automation. That way you make the house future-proof and energy-efficient.

Insulation: important in summer and winter

Spain is known for its warm climate, but the winters can be surprisingly chilly, especially in poorly insulated houses. Many older properties were built without cavity walls or proper insulation.

Wall insulation, double glazing and roof insulation make a big difference. In summer the heat stays out; in winter the warmth stays in. That makes the house more comfortable to live in and lowers your energy bills.

In short

Renovating on the Costa Blanca is an investment that pays you back in several ways: in comfort, in safety and in the value of the property. Give the roof, the electrics and the insulation the attention they deserve, and you will have a house that is ready for years of carefree living in the Spanish sun.
